How it works

From first coffee to keys in hand.

We talk.

Coffee or a call. What you want, what you can spend, which parts of town you like, and what has you nervous. No pressure, and no commitment yet.

Get pre-approved.

A lender tells you what you can borrow and what your monthly payment would look like. I'll introduce you to a few I trust so you can compare.

Sign our agreement and start touring.

Before we tour, we sign a short buyer agreement that spells out what I do for you and how I get paid. Then we go see homes, in person or by video if you're out of town.

Make a strong offer.

I'll pull what similar homes sold for, help you pick a price and terms, and negotiate for you so you don't overpay.

Inspection and appraisal.

An inspector checks the house top to bottom and the lender's appraiser confirms the value. If something comes up, I'll help you decide whether to ask for repairs, a credit, or walk away.

Close and get your keys.

You sign the paperwork at the title company and the house is yours. I'll still be around for the "who do I call about the furnace" questions.

First-time buyer questions

The stuff people are afraid to ask.

How much do I need for a down payment?

Less than most people think. Some loan programs allow very small down payments, and Indiana has down payment assistance programs for qualifying buyers. A lender can tell you exactly what you qualify for.

How do you get paid?

We agree on it in writing before we tour, so there are no surprises. Sellers can still offer to cover it, and we can ask for it in your offer. I'll explain how it works for your situation up front.

How long does it take?

Finding the right house can take a weekend or a few months. Once your offer is accepted, closing usually happens in about a month.

I'm moving from out of state. Can you help?

That's my favorite kind of client. We'll do video tours, I'll send you neighborhood intel, and when you're in town I'll take you on a city tour so you can see where you'd actually want to live.

What costs should I plan for besides the down payment?

Closing costs, the inspection, the appraisal, and moving. Your lender will give you an estimate early, and I'll flag anything else before it surprises you.
